The point most sellers miss

If you are selling in order to buy something else in Calgary, you are on both sides of the same market. A hot market gets you more for your home and costs you more for the next one. A soft market does the reverse. The two largely cancel.

Where it stops cancelling is when you are moving between segments — downsizing from a detached home into a condo, or moving up from a condo into a house. Those segments do not always move together, and that gap is worth understanding before you decide when to list. That is a specific question about your two property types, not a general market question.

When waiting actually helps

Seasonality in Calgary, honestly

Spring is the busiest market — more buyers, and more competing listings. Autumn is quieter but the buyers who are out tend to be serious. Winter has the fewest listings, which sometimes makes a well-presented home stand out more than it would in May.

The season matters less than the specific competition for your specific home in your specific community. That is knowable before you list, and it is a better basis for timing than a general rule about spring.
